Fixed vs Cost Plus Contracts

We provide a Fixed Contract for all our clients; allowances included.  A fixed contract allows us to offer our best quality work that includes our standard premier specs and the ability to bid your plans for a competitive price. You know up front what materials will be used and how the materials will be installed. (The more detailed the specs the more accurate your bids will be.)

*** We believe it is better for homeowners to know how much their house will cost before they begin construction. Especially, for those who have a significant amount of detail going into their home and don’t mind having limitations on the number of changes they can make during the construction process.

Although changes can be made, it will be costly to the homeowner in change order fees of 10%, price re-negotiations with an 18% mark-up and/or changes to the project schedule (delays). Our goal is to accommodate our clients as much as possible while we stay on scheduled time and with in your proposed budget.

Reasons we do NOT offer Cost-Plus contracts to our clients:

A Cost-Plus contract, also called time and materials contracts, are often used on jobs with a lot of unknowns. There is NO spending limit. The contractor purchases materials and receives reimbursement plus a fee. (Contractor bills for direct costs plus a percentage to cover his overhead and profit. Mark-ups range from 10% – 25%) A Cost-Plus contract is really just a rough estimate. The homeowner takes a huge risk of going way over budget. The builder has no incentive to be accurate in his estimate because it’s the homeowner who will have to pay the overages. Which could be thousands of dollars more than anticipated.

Diamond Built LLC offers a comprehensive guildeline that includes everything your home will have from start to finish. Our standard specifications list that we offer seperates us from the average builder. Not all architects give you a spec book. We want you to be clear and know precisely what will be offered to you. Of course, other specifications can be implemented, or modifications to our existing standard specs are always an option!

Custom Design & Build

As your chosen builder we understand that your home should be exactly the way you want or exceed your expectations. If you don’t have plans we can help you with ideas and create a floor plan unique and perfect just for you and your family. Your final plans will be reviewed, revised if needed, approved, and stamped with our award winning architects and engineers. Design changes are done to the plan at no charge and any increases in cost are done through an addendum prior to permitting. Once we have a permit the building process takes on average 6 – 8 months to complete. On larger homes it takes roughly 8 – 12 months.
